Lift technicians checking an open passenger elevator beside a maintenance barrier

Quick answer: If someone is trapped, use the alarm or intercom, stay calm and do not force the doors. Call building security, and 997 if anyone is in danger. For a fault, report it in writing, then book a repair.

By Elevaya Lifts · Updated 3 November 2026. Regulatory requirements are linked below; the appointed consultant or inspection body confirms the requirements for the equipment and property.

What do I do first when a lift stops in Sharjah or Ajman?

  1. If people are inside, keep them calm. Ajman Civil Defence advises passengers to stay calm, use the alarm button or the intercom, and not to hit the door or press the buttons hard.
  2. Call the building. Security or the building manager has the maintenance contractor's number and can start the release. Call 997 for fire or rescue emergencies and 998 for a medical emergency. Do not attempt an untrained release.
  3. Do not climb out or force the doors. A lift stuck between floors can still move when the fault clears.
  4. Write down the facts. The lift number, floor, time, what the lift did before it stopped and any error code on the display. Take a photo.
  5. Report it in writing. Send the landlord or building manager an email with those facts. Ask for the contractor's name and a written fault report.
  6. Keep the lift out of use until a technician has checked it, even if it seems to work again.

Who is responsible for repairing the lift, and who regulates it?

In an apartment building the lift is a shared asset, so the owner, the owners' association or the building manager arranges the repair and pays from the service charge. In a rented villa with a private lift, start with the landlord and check the tenancy contract. The regulator differs by emirate:

Emirate Who to report to What we could verify
Sharjah Landlord or building manager first. Sharjah City Municipality takes municipal complaints on 993 The Sharjah Prevention and Safety Authority (SPSA) guideline OSHJ-GL-05 (July 2024) says lifts should have servicing at a minimum monthly and a thorough examination at least every 6 months by a competent inspection body. It is written as guidance ("should")
Ajman Landlord or building manager first. Ajman Civil Defence handles safety guidance In July 2022 Ajman Civil Defence asked owners to keep up periodic lift maintenance, ventilate motor rooms, use trained, authorised rescue personnel for entrapments and keep non-technicians out of the control room

In 2018 SPSA told owners they must have a contract with an SPSA-approved lift maintenance company (Khaleej Times, 13 April 2018). That report is dated, so ask SPSA whether it still applies to your building before you rely on it.

What usually causes a lift to stop, and who should deal with it?

Do not diagnose the fault yourself. Describe what you saw, and leave the repair to a qualified technician. This table shows what the symptoms often point to, so you can describe them clearly on the phone:

What you see What it often points to Who should act
Doors will not close, or reopen again and again Dirt or damage in the door track, a misaligned door sensor or a worn door operator Contractor. Building staff can check that nothing is blocking the doors
Lift stops between floors A tripped safety circuit, a power dip or a controller fault Contractor, urgently. Do not try to move the lift
Lift stops a few centimetres above or below the floor A levelling sensor, drive or brake wear Contractor
Rough ride, knocking or noise Worn guide shoes or rollers, lack of lubrication or rope wear Contractor, after a service visit
Dead after a power cut A tripped breaker or a controller that needs a reset Building electrician for the supply, then the contractor
Alarm button or intercom does not work A flat battery or a faulty intercom Contractor, same day. Passengers rely on it

How does a lift repair call work with Elevaya?

  1. You call or send the facts. Give the building name and area, the lift number, the make if you know it, and what happened.
  2. We find out what is on site. If the lift has a maintenance contractor, we ask whether it is attending, so two companies do not open the same lift.
  3. A technician attends and finds the cause. Attendance is arranged for your equipment, and the commitment is set in writing.
  4. You get a written fault report and a quote. It lists the cause, the parts and labour, and whether the part must be ordered.
  5. The repair is tested before the lift returns to service. Ask for the service report and keep it with the lift records.

Parts matter. A lift can wait weeks for a controller board or a door operator. Read our guide to elevator spare parts in the UAE and ask for the part number and the order date in writing.

What is different about repairs in Sharjah and Ajman?

Sharjah and Ajman are next to Dubai, but the buildings differ. Sharjah has dense residential towers in Al Nahda, Al Majaz, Al Khan, Muwaileh and Aljada, older blocks that have not been modernized, and industrial and warehouse lifts in the Industrial Area. Ajman enquiries range from apartment buildings in Al Nuaimiya, Al Rashidiya and Emirates City to villas and hospitality, and some sites are far from the city, such as Al Manama and Masfout. Our Dubai office plans the visit window and travel for each site before we attend. See our Sharjah and Ajman coverage pages for the communities we take enquiries from.

If the same lift keeps failing, a fix after fix costs more than it saves. Compare the repair quote with a control panel upgrade or modernization and read the modernization guide.

FAQ

Who do I call if someone is stuck in a lift in Sharjah or Ajman?

Call building security or management first and tell the person inside to use the alarm or intercom. Call 997 if anyone is in danger or the lift cannot be released quickly. Elevaya's 24/7 service line is +971 58 584 4685.

Is the tenant or the landlord responsible for the lift?

In a shared building the owner or the building manager is responsible, not the tenant. For a villa with a private lift, check the tenancy contract and start with the landlord.

How often must a lift be serviced in Sharjah?

SPSA's guideline OSHJ-GL-05 says at a minimum monthly servicing and a thorough examination at least every 6 months. It is worded as guidance, so check with SPSA for your building.

Are there Ajman lift rules?

Ajman Civil Defence has issued lift safety guidance, including keeping up periodic maintenance and keeping non-technicians out of control rooms. We did not find a published Ajman rule that sets a lift service interval.

Can I switch lift contractor in the middle of a repair?

Yes, but ask the first contractor for the fault report and the parts list in writing, so the new contractor does not start from zero.

What if the lift keeps breaking?

Ask for a written fault history. Repeated failures are a reason to price a control panel upgrade or modernization.
