Whether you need a home lift maintenance contract or an AMC review for passenger lifts in a commercial building, start with the condition and records of each asset. An AMC is the written annual agreement that sets the service scope. Planned maintenance addresses agreed ongoing care, while corrective repair addresses a reported or identified issue. Signing a maintenance contract does not make every repair, replacement or design upgrade included. Ask which work is covered, which requires separate approval and how that decision is documented.

Contract labels are not a reliable substitute for the inclusions. Share existing warranty conditions and any technical-access restrictions so the proposed scope can be reviewed before acceptance.
Use service records to make better decisions.
Ask how each visit and reported fault will be recorded, who receives the report and how recommended work is approved. Keep the date, asset and follow-up action together. For example, repeated complaints about the same door should be linked to the same unit and reviewed with its service history; this is an illustrative reporting example, not a diagnosis or claim about a particular project.
Lift maintenance in Dubai: match the brief to the building.
For a villa in Al Barsha, Al Khawaneej or JVT, identify the household contact and existing lift records. For an apartment building in JVC, Arjan or Dubai Marina, prepare the asset list and management contact so service reports and approvals reach the right person. For commercial properties, explain operating hours and how work areas are coordinated. The neighbourhood identifies the visit location; it does not determine the servicing schedule or establish a guaranteed response time.

Build the AMC around the property and equipment portfolio.
A villa, residential tower, hotel, hospital, office, mall, warehouse and parking facility do not create the same maintenance brief. Record operating hours, users, public or service circulation, shutdown constraints and the responsible site team. For a mixed portfolio, identify passenger, home, bed, freight, car, hydraulic, traction, MRL, escalator and moving-walk assets separately rather than applying one generic description.
What changes the price of a lift AMC?
The number and type of assets, equipment identity, condition, service history, planned visits, agreed hours, reporting, parts treatment, callout arrangements and existing defects can all change the scope. “Affordable” is meaningful only when equivalent inclusions and exclusions are compared. Elevaya does not publish a random AMC price before surveying the equipment and reviewing the required coverage.
Choosing a lift maintenance company in Dubai.
A useful comparison starts with the installed equipment, not a generic “best company” list. Ask each provider to inspect the lifts, identify any access or parts constraints, and quote against the same written scope. For a Dubai villa, tower or mixed-use building, compare the planned visits, records, repair approval process, service hours and treatment of existing faults. Does an AMC include all replacement parts?
The written inclusions and exclusions determine coverage. Ask for a specific list and the approval process for excluded work.
What determines the cost of an elevator AMC?

How often should my lift be serviced?

Can an existing fault be included when starting an AMC?
