DEVELOPERS, CONSULTANTS & BUILDING OWNERS

Traction and MRL lifts. Coordinate performance with the building.

Traction and machine-room-less lift searches often begin with technology, but a successful project begins with the building and duty. Elevaya assesses travel, traffic, entrances, structure, equipment access and service needs before a surveyed proposal.

MRL describes an arrangement, not a finished specification.

Machine-room-less lifts integrate equipment without a traditional separate machine room, while traction systems include different configurations and models. The selected equipment determines space, access and interfaces. Do not assume every MRL product has the same dimensions, performance or maintenance requirements.

Use a traffic and building brief.

Record building use, floors, entrances, expected population, busy periods, accessibility needs and service movements. A villa, apartment building, school, office, hotel or hospital creates a different brief. Specialist traffic analysis or consultant criteria may be needed for larger buildings; this page is not a performance calculation.

Coordinate shaft and equipment access early.

Review pit, overhead, shaft construction, landing openings, power, ventilation and safe access to service locations. In an existing building, survey current conditions before design decisions. Final dimensions and loads come from the selected equipment and coordinated drawings, not an online rule of thumb.

Plan entrances, finishes and controls as one package.

Landing doors, cabin panels, ceilings, flooring, operating panels and access features affect interfaces and handover. Define durability, cleaning, design and user priorities. The proposal should identify selected finishes and samples, not rely on descriptive words such as luxury or commercial.

Keep serviceability in the selection decision.

Ask how the accepted equipment will be identified, accessed, maintained and supported. Elevaya works independently across brands, including OTIS, Mitsubishi, Chinese and other manufacturers, subject to technical access, documentation and parts. OEM parts can be provided where specified and available; brand use does not imply affiliation.

Prepare a technical survey pack.

Send the Emirate and exact site, building use, project stage, floors or travel, entrances, intended users or goods and the site contact. For existing equipment, add the manufacturer, model or asset number, current maintenance arrangement, available manuals and service reports, and a factual description of observed issues. Photographs and drawings help the team prepare, but they do not confirm dimensions, condition or suitability. Do not enter shafts, pits, machine areas or restricted equipment to collect information.

  • Location, building use and responsible contact
  • New project, existing equipment or replacement
  • Drawings, asset details and records available
  • Access, occupancy and shutdown constraints
  • The outcome you need from the survey

Follow the project from decision to handover.

After the survey, the proposal should define accepted equipment, responsibilities, assumptions, exclusions, programme dependencies and the route for changes. Before work begins, confirm access, building interfaces, authority or consultant coordination and who approves additional work. At handover, retain equipment identity, agreed test or inspection records, operating information, warranty terms and maintenance arrangements. Elevaya does not offer an instant online price because these facts materially change the safe and commercial scope.

Authority, warranty and 24/7 support belong in writing.

Elevaya can coordinate required municipality or authority steps within the agreed installation scope. The accepted proposal defines testing, handover, warranty duration, exclusions, maintenance and site attendance terms. Elevaya offers 24/7 service support, while response commitments remain contract-specific. All pricing follows survey and design coordination.

Questions, answered.

What does MRL mean?

MRL means machine-room-less. It describes an equipment arrangement, but the selected manufacturer and model determine the actual space, access and technical requirements.

Is an MRL lift always better than a hydraulic lift?

No. Suitability depends on the assessed building, travel, duty, interfaces, service strategy and project priorities.

Can you maintain existing traction and MRL lifts?

Yes, subject to equipment acceptance, technical access, documentation, condition and suitable parts.

Do you provide a fixed warranty?

Elevaya provides written warranty coverage, with duration, inclusions and exclusions fixed in the accepted quotation or contract for the selected equipment and work.

Equipment suitability, service availability and site-specific requirements must be confirmed for each project.

Keep exploring.
