A brand name is the start of identification, not the complete scope.
Record the manufacturer shown on the equipment, but also gather the model, controller or asset identity, installation age if documented, served floors and available service records. Two lifts carrying the same brand may have different equipment generations, configurations and access requirements. A provider should not accept a maintenance, repair or parts commitment from the brand name alone. The site survey establishes what can be supported and what information is still missing.

Enquiries may reference OTIS, Schindler, KONE, Mitsubishi Electric, TK Elevator or thyssenkrupp, Hitachi, Toshiba, Fujitec, Sigma, Hyundai, KLEEMANN and Chinese manufacturers. Elevaya can review these and other brands, but acceptance is equipment-specific. We are not presented as an authorized representative of these manufacturers, and brand names are used descriptively to identify existing equipment.
Original manufacturer support
Where a property requires manufacturer-authorized service, proprietary access or warranty work, confirm that requirement directly and in writing with the relevant manufacturer.
Independent service
An independent proposal should state the accepted assets, technical-access assumptions, parts treatment and limits of responsibility without suggesting an affiliation that does not exist.
Technical access and documentation matter.
Ask what drawings, manuals, fault records, software access, passwords or specialist interfaces are legitimately available for the installed equipment. Do not bypass access controls or share credentials informally. If required information is unavailable, the provider should explain how that limits diagnosis, maintenance or modernization. A contract must not hide access uncertainty behind a generic promise to maintain every brand.
Parts must be identified for the actual equipment.
A similar-looking sensor, button, board, rope, roller or door component is not proof of compatibility. The existing component, part reference, interfaces, condition and proposed replacement need review. Ask how parts will be sourced, documented and approved, and whether the work may affect an existing warranty. Elevaya does not promise universal parts availability or describe non-original components as manufacturer-approved without evidence.
Compare the AMC at asset level.
List every lift, escalator, moving walkway or dumbwaiter separately. For each asset, record its brand, model or identification, current condition, known issues and status under any existing contract. The new proposal should state visit arrangements, reporting, callouts, parts and labour treatment, exclusions, acceptance conditions and transition. A multi-brand portfolio can still require different scopes for different equipment.

Repair and modernization decisions need evidence.
Repeated faults do not automatically prove that a controller, drive, door system or whole lift must be replaced. Link reports to the correct asset, review previous corrective work and identify the desired outcome. If modernization is considered, request a retained-and-replaced schedule and compatibility review. Do not choose a broad upgrade only because a brand is old or parts are assumed difficult to obtain.
Prepare a multi-brand survey pack.
Provide the property location, asset list, photographs of accessible identification plates, current contract, service reports and unresolved issues. State any warranty, consultant or procurement conditions. The survey can then focus on supportability, technical access, maintenance scope and risks. Elevaya issues a quotation only after the technical site survey and does not publish brand-based prices or guarantee acceptance before review.
A brand search should lead to an equipment-specific acceptance review.
Owners may search for OTIS, Schindler, KONE, Mitsubishi Electric, TK Elevator or thyssenkrupp, Hitachi, Toshiba, Fujitec, Sigma, Hyundai, KLEEMANN and Chinese lift or escalator brands when the existing provider changes or a fault appears. The useful next step is to identify the installed unit, documentation, access restrictions, condition and parts route. Elevaya reviews these enquiries independently; repeating a brand name does not create manufacturer authorization or universal technical access.
“Authorized technician” and independent maintenance are not the same.
Manufacturer-authorized work should be confirmed directly with the manufacturer or its documented representative. Elevaya does not present itself as an authorized OTIS, Schindler, KONE, Mitsubishi, TK or other manufacturer agent unless written evidence for a specific relationship is supplied and approved for publication. We review these and other brands as an independent service provider. Acceptance depends on the actual equipment, documentation, technical access, condition and suitable parts.
Are you an authorized technician for every listed brand?
No such claim is made. The brand names identify equipment commonly found in enquiries and do not imply manufacturer authorization or affiliation.
Can one AMC cover lifts from several brands?
It can be proposed for an assessed portfolio, but each asset should be identified and accepted individually with its scope, exclusions and support assumptions recorded.
Can you guarantee original spare parts for every lift?
No universal availability is promised. Part identity, source, suitability, documentation and any warranty implications must be checked for the specific equipment.
Are you an authorized OTIS, KONE, Schindler or Mitsubishi service company?
Elevaya is presented as an independent multi-brand service provider, not as an authorized manufacturer representative. Where manufacturer authorization is required, verify it directly with that manufacturer.
Can you maintain Chinese elevator brands?
Chinese and other lift brands can be reviewed. Acceptance depends on identifying the equipment, obtaining appropriate technical access and documentation, assessing condition and confirming suitable parts and expertise.
