Separate repair, refurbishment, modernization and replacement.

A repair addresses a defined fault. Refurbishment can address visible finishes. Modernization changes agreed equipment or controls. Replacement is a new equipment project. One site may need a combined scope, but a cosmetic change does not prove that technical concerns are resolved.

Build an asset and condition baseline.

Record the manufacturer, model, asset identifier, age information if documented, operating hours, service history and recurring observations. Do not open covers or enter restricted areas. The technical survey and available records establish what can be retained, what requires further testing and what is proposed to change.

Plan public circulation and shutdowns.

In malls, hotels, offices and transport settings, the programme affects visitors, tenants and staff. Define barriers, alternative routes, deliveries, public communication, work hours and handback authority. Phasing should follow assessed work and parts availability; no universal duration can be promised before survey.

Coordinate technical and architectural interfaces.

Controls, steps, handrails, comb areas, balustrades, lighting, entrances and surrounding finishes can involve different scopes. Ask the proposal to list retained and replaced items and identify adjacent building work. Material selection must consider wear, cleaning, visibility and the surveyed equipment.

Parts, approvals and testing require a named responsibility.

Elevaya can provide OEM parts where specified and available and coordinate municipality or relevant authority steps included in the project. The written scope should state inspection, testing, submission and handover responsibilities. Approval remains subject to the authority and compliant project information.

Prepare a technical survey pack.

Send the Emirate and exact site, building use, project stage, floors or travel, entrances, intended users or goods and the site contact. For existing equipment, add the manufacturer, model or asset number, current maintenance arrangement, available manuals and service reports, and a factual description of observed issues. Photographs and drawings help the team prepare, but they do not confirm dimensions, condition or suitability. Do not enter shafts, pits, machine areas or restricted equipment to collect information.

Follow the project from decision to handover.

After the survey, the proposal should define accepted equipment, responsibilities, assumptions, exclusions, programme dependencies and the route for changes. Before work begins, confirm access, building interfaces, authority or consultant coordination and who approves additional work. At handover, retain equipment identity, agreed test or inspection records, operating information, warranty terms and maintenance arrangements. Elevaya does not offer an instant online price because these facts materially change the safe and commercial scope.

Can modernization be completed while the building is open?

Do you modernize moving walkways too?

Moving-walk enquiries can be reviewed. Equipment, condition, technical access and intended scope must be confirmed before acceptance.

Are OEM parts and warranty included?

OEM parts can be included where specified and available. Warranty coverage, duration and exclusions are written in the accepted quotation or contract.
